• TV with Roku: Complete with a Roku streaming device for your entertainment. Use the remote control to turn on the TV. Ensure the TV is set to the HDMI port labelled "HDMI 2," and then navigate through the Roku interface to access your favourite streaming services. The Roku device is set to Guest Mode. Choose your checkout date and time, and all your personal information will be deleted on your checkout date & time.

Living Room
• Open Concept: This spacious living area is designed for comfort and relaxation. The open layout allows for easy interaction and a seamless flow between the living room and other areas of the suite, making it an ideal space for socializing or unwinding after a long day.
• Queen Sofa-Bed: Queen-sized pull-out sofa bed, perfect for accommodating extra guests. Sofabed pulls straight out from the base, then pull the two tabs straight upwards to raise the sleeping section. The sheets and duvet for the sofabed are located within the right-hand chaise lounger. Just pull upward on the tab to open the sofa storage area. There is also a queen mattress pad located in the bedroom closet to lay on top of the sofa for your comfort and convenience.
• Pillows: Pillows for the sofabed are located in the bedroom closet on the top shelf.
• Cozy Fireplace: Enhance your evenings with the warmth and ambiance of our elegant fireplace. Perfect for curling up with a good book or enjoying a movie night. The fireplace switch is on the wall behind the green plant.
• TV with Roku: Complete with a Roku streaming device for your entertainment. Use the remote control to turn on the TV.

• Toilet Paper Only: Please do not flush anything other than toilet paper to avoid plumbing issues and repair charges
Laundry Facilities
• Washer and Dryer: Available in suite for your use, making longer stays more convenient. Please remember to clean out the lint screen after each use.
DO NOT wash the provided white towels or bedding with any other items or coloured items, as additional charges will apply to any damaged linens.
Safety and Security
• Doors/Windows: Please ensure all doors/windows are securely locked when you leave the suite. For your convenience of opening/closing windows, a step stool is provided beside the green plant.
• Security Cameras: Security cameras are installed along the front sides and back external perimeter of the building for your safety.

House Rules
We are delighted to host you and hope your stay will be both comfortable and memorable. To ensure a pleasant experience for all, we kindly ask that you observe the following house rules.
1. GUEST REGISTRATION: ALL GUESTS must be REGISTERED. The MAXIMUM CAPACITY for this unit is FOUR PEOPLE, as per local regulations.
2. CHECK-IN/CHECK-OUT: Check-in is at 4 PM, and check-out is at 11 AM.
3. NO SMOKING: This is a non-smoking property and no smoking is permitted anywhere on the property. No vaping or drugs are allowed.
4. NO PETS: We kindly ask that you do not bring pets.
5. NO PARTIES: Parties are not allowed on the premises.
6. QUIET HOURS: Please respect our neighbors by observing quiet hours from 10 PM to 8 AM.
7. KITCHEN USE: Ensure all appliances are turned off when not in use. Additional cleaning charges of $25.00 will be applied if dishes are not loaded and turned on prior to checkout.
8. GARBAGE & RECYCLING: Kindly place all garbage and recycling materials in the designated bins located beneath the sink and outside to the right side of the concrete stairs.
9. NO COMMERCIAL BUSINESS: The property cannot be used for commercial purposes.
10. EXTENDED STAYS: For stays of 14 days or longer, a light cleaning will be performed on the 15th day. A $80.00 mid stay cleaning fee will be charged for each stay that lasts 14 days or more.
11. CONSUMABLE AMENITIES: Complimentary basic consumable amenities are supplied for short-term stays of up to 2-3 days. For stays exceeding three days, guests are kindly requested to replenish or provide their own basic consumable amenities.
12. DAMAGES & BREAKAGES: Please report any damage or breakage immediately. Guests are liable for damaged or missing items during their stay. This includes any damaged towels or linens. Please DO NOT wash the provided white towels or white bedding with any coloured items. There will be a $25.00 charge per towel or $50.00 per sheet for each item that is damaged during your stay.
SECURITY CAMERAS: Guest acknowledges that security cameras are installed along the front, sides and back external perimeters of the building.
14. NO MAIL OR PACKAGE DELIVERIES: To maintain the security of the property and comply with short‑term rental regulations, guests are not permitted to receive mail, parcels, or courier deliveries at the property. This includes Canada Post, Amazon, UPS, FedEx, and all other delivery services. The property is offered strictly as temporary accommodation and is not a residential mailing address. Any mail or packages sent to the property will be refused, returned to sender, or disposed of without liability to the host.
Guests who require deliveries may use nearby alternatives such as:

- Amazon pickup lockers
- Courier pickup locations

15. SHORT TERM ACCOMMODATION: This is a short‑term accommodation, not a residential tenancy.
• Mail delivery is not permitted.
• Guests may not use the address for legal, employment, or residency purposes.
• The host retains the right to enter for cleaning, maintenance and any emergency causing risk to the main home.
16. AGREEMENT: By booking this suite, you agree to acknowledge and abide by the house rules outlined above. We appreciate your cooperation and understanding.

Departure Checklist
1. Check for Personal Belongings: Ensure you have all your personal items.
2. Dispose of Trash: Please take out the trash and recycling to the outside bins to the right side of the concrete stairs.
3. Dishes: Load dishwasher, insert dishwasher tablet and turn on dishwasher, to avoid additional cleaning fees.
4. Towels: Place all used towels in the tub
3. Lock Up: Ensure all doors and windows are locked before you leave.
4. Keys/ Codes: Codes to enter will no longer work after 11:00 AM on your check-out date. If you used a lock box key to enter the unit, please return the keys to the lockbox on the right-hand side white fence post facing the backyard.
