I do change the water when it gets nasty so there is a chance that it might not be piping hot the second you arrive. Hot tub is adjacent to small room, sitting area so you can watch your kids swim, 70" LED TV, DVD, Cable, Wifi 400mb highest speed internet available. Bluetooth Soundbar with Subwoofer, Heating, BBQ, New Washer and Drier, Fire pit, Games, Large Dining room table Buddha Garden, A/C, large fenced yard, steps from the beach.
