GUEST ACCESS:
Guests have full use of the home and its amenities. The only exception is the garage and private, self-contained lower suite with separate entrances where we (the owners) reside.
The home is built on a hillside, allowing both levels to feel separate. The guest space is on the upper level with direct walkout access to the backyard, pool, and outdoor amenities — all exclusively for guest use. Your privacy is fully respected.
OTHER THINGS TO NOTE:
• This home operates on a septic system. Guest count must match the confirmed reservation. The FREESTANDING TUB is NOT AVAILABLE; all bathrooms have fully functional showers.
• The den is not a traditional bedroom but offers a cozy private sleeping space.
• The family room is an open-concept space beside the kitchen. A queen folding bed is provided only for 9–10 guests, or when separate beds are needed (maximum 7 guests in that setup)
• Base rate includes up to 8 guests. Additional guests (9–10) are charged automatically through the platform at $100/person/night. If your guest count changes after booking, please update your reservation or contact VRBO to do so.
• Stairs are required. The living area, backyard, pool, and hot tub are on the second level, creating a walkout-style layout once inside.
• The property is not childproof. Children require supervision around stairs, pool, hot tub, and viewing deck.
• Due to the vaulted ceilings, please keep ceiling fans running to maintain optimal air circulation and comfort.
• Two friendly dogs may occasionally be present in the unfenced front yard. Please let us know if that is a concern.
• Located among orchards and vineyards. Seasonal farming sounds, including propane powered bird cannons, occur during harvest season - Cherry (Jun) Grapes (Sep)

Family-friendly stays only. Parties and events are not permitted
Bachelor & Bachelorette Groups: We welcome respectful groups. Adult entertainment services (escorts, strippers, butlers, etc.) or similar outside guests are not permitted. Decorations are allowed, but no confetti/glitter and all décor must be removed before checkout. Third-party services (chefs, decorators, vendors, etc.) require prior approval.
Quiet Hours: To respect our peaceful residential neighborhood, quiet hours are strictly observed from 10 PM–8 AM. We kindly ask guests to start lowering outdoor voices and music around 9:30 PM.
Outdoor spaces may still be enjoyed quietly after 10 PM; however, voices must remain at a low conversation level so nearby neighbors are not disturbed. Please keep in mind that sound travels much farther at night, especially with larger groups.
After 10 PM, no music, loud conversations, cheering, yelling, or group conversations where guests need to talk over each other are permitted. If your group would like to continue a more lively gathering, we kindly ask that you move indoors.
Only quiet patio conversations are permitted after 10 PM. Guests will be asked to move inside if outdoor noise levels become disruptive.
Outdoor Daytime Etiquette:
Background music is welcome for your enjoyment; however, loud/blasting music, yelling, screaming, inappropriate language, or rowdy/boisterous behavior is not permitted at any time. We want our neighbors to be able to enjoy their outdoor spaces. We kindly ask that everyone be respectful of the quiet surroundings throughout their stay. All outdoor music must be turned off by 10 PM in accordance with quiet hours.
Registered Guests Only: All overnight guests must be included on the reservation. Additional charges apply for unregistered guests.
Outside Visitors:
As this is a private family home, we ask that amenities be enjoyed respectfully and not used for gatherings or entertaining outside guests. Any approved visitors should leave the property by 10 PM.
Pool & Hot Tub: Hot tub hours 7AM-10PM and Pool hours 8AM-10PM. Hot tub must be covered after every use. Swim diapers are required for young children who are not potty trained.
We close the pool cover by 10 PM each night, so you may briefly see us around that time. We will always be respectful of your privacy.
Thermostat: For efficiency and system protection, AC is maintained around 23–26°C in summer depending on outdoor temperatures (or approx. 3 - 8°C cooler than outside - whichever helps the system function efficiently). Spring/fall settings are typically 21–24°C when conditions allow. Lower settings will not cool faster and may damage the system. Open windows when appropriate and use fans for additional comfort especially when evening outdoor temperatures are lower. Our goal is to maintain a cool indoor environment.
Outdoor Clean-Up: Please clean outdoor food, drinks, and spills after meals to avoid attracting insects and wildlife.
Outdoor Cameras:
For safety, security, and insurance purposes, exterior cameras are in place.
